Neighborhood Guide · Newport Beach

Corona del Mar

Location

The seaward face of the San Joaquin Hills on the south end of Newport Beach, from Avocado Avenue to the city limits, plus Irvine Terrace just to the north. The Village, a walkable district along Pacific Coast Highway, is the neighborhood's hub, with sub-areas including Shore Cliffs, Cameo Shores, Cameo Highlands, Harbor View Hills, and Corona Highlands.

Housing

A genuinely wide range: vintage 1910s-40s bungalows, Cape Cod, Mission Revival, Spanish Colonial Revival, and mid-century homes throughout, alongside contemporary coastal rebuilds. The Village includes some two-condos-on-one-lot product, while Cameo Shores and homes along Ocean Boulevard feature larger lots with ocean views.

Lifestyle

Walkable Village dining, including Five Crowns (open since 1936), blufftop ocean views, Corona del Mar State Beach, and proximity to Fashion Island. Top-rated Newport-Mesa schools, including Harbor View Elementary and CdM Middle and High School.

Price range

A high tier of the Orange County market. Recent published medians run roughly $3.7M-$4.5M depending on the source and month, with Village entry cottages starting closer to $2M and oceanfront homes in Cameo Shores reaching $10M or more.

Pricing reflects recent published data as of mid-2026 from sources including Redfin, Zillow, and local brokerage reporting. Small, low-inventory neighborhoods like this one can swing significantly month to month, treat these as directional ranges, not fixed numbers, and confirm current figures before making a decision.

Amenities

The Village's shops and restaurants, Corona del Mar State Beach, blufftop coastal views, top-rated schools, and easy access to Fashion Island.

Who it suits

Families wanting top schools combined with walkable village charm, and luxury or view buyers drawn to Cameo Shores or Ocean Boulevard.

Pros

  • Top-rated Newport-Mesa schools
  • Walkable Village with real dining and shopping
  • Genuine architectural variety and character
  • Ocean views available in the hillside sections

Cons

  • High price point across most of the neighborhood
  • PCH traffic can be heavy, especially in summer
  • View lots and Cameo Shores command a steep premium
  • Limited large-lot inventory in the Village itself

Real estate considerations

Location within CdM matters enormously, Village cottages, inland tract homes, and Cameo Shores view estates are essentially three different markets under one neighborhood name. Confirm school boundaries directly if that's a driving factor, since they can shift block to block.
